House Rules Please treat our home with the same care and respect you would expect in your own. Our property is fully licensed. We discourage parties, but welcome family time and small gatherings within the approved guest limit. 1. Age Requirement We do not host groups where all guests are under 21 without prior approval. Booking without approval may result in cancellation and loss of your security deposit. 2. Local Bookings Guests who live locally must get approval before booking. This helps prevent parties. 3. Check-In Door codes are only given to the person who made the reservation. 4. Guest Count & Occupancy • Maximum occupancy: 12 guests • All people entering the property must be included in your reservation (not just overnight guests) • Additional guests require prior approval and cost $75 per guest per night • Undisclosed guests may result in immediate cancellation and loss of your deposit 5. No Parties or Events Parties are not allowed. If a party is found, we will shut it down immediately and evict guests with no refund. 6. No Commercial Use No events, photoshoots, or gatherings (birthdays, weddings, etc.) without prior approval. 7. No Smoking or Drugs Smoking or drug use is not allowed anywhere on the property. Violations will result in cancellation and additional charges. 8. No Pets Pets are not allowed. Bringing a pet will result in the loss of your deposit. 9. Noise Keep noise and music at a reasonable level. Quiet hours start at 10:00 PM. Complaints may result in cancellation and penalties. 10. Check-Out Time • Late check-out fee: $50 • Must be approved in advance • Staying past 1 PM without approval will result in an extra night charge 11. Damages & Missing Items Guests are responsible for any damage or loss, including: • Damage or theft • Excessive cleaning • Smoking violations • Unauthorized pets • Exceeding occupancy limits Additional charges may apply if damage delays the next guest’s check-in. Please report any issues or damages immediately. 12. Property Condition & Issues The home will be clean and in working order. • Report problems right away • We will fix issues as quickly as possible • No refunds for outages or issues outside our control (e.g., power, internet) • No refunds for issues we can fix within a reasonable time 13. Refund Policy • No refunds for dissatisfaction, appliance issues, weather, personal matters, or change of plans • No refunds for natural disasters or evacuations • Travel insurance is recommended • Alternative arrangements may be considered if both parties agree 14. Grill Use (Where Applicable) If the grill is used and not cleaned, a $150 cleaning fee will be charged. 15. Liability Guests are responsible for their own safety. We are not liable for accidents, injuries, or illnesses during your stay. 16. Occupancy Agreement: Guest acknowledges this is a transient lodging arrangement (Innkeeper/Guest relationship), NOT a residential lease, per A.R.S. § 33-1308(4). Guests affirm they maintain a separate primary residence. This license expires automatically at checkout; staying past this time constitutes criminal trespassing. Per A.R.S. § 33-1378, unauthorized or overstaying guests are "unwanted guests" and will be removed by law enforcement immediately. ________________________________________ 17. Feel free to use these spaces to park your car during your stay! 🚗 Garage Access While the garage is locked during your stay, don’t worry—this is just to keep our extra supplies and equipment safe and secure. 😊 Rest assured, you have plenty of parking space right out front! There is one locked utility closet on the main floor.
